SC Delia Lebada SRL is acting as Developer & Construction Manager for Phase 1 of Lebada Lake Residence development in Bucharest, Romania.

Phase 1 consists of three 7-storey buildings of 60 apartments targeting middle-class buyers.

a) Building A5 is ready and its apartments have been fully tabulated. 54 sale-purchase agreements have already been executed and 3 promissory contracts. There are 3 apartments remaining unsold.

b) Building A4 is ready and its apartments have been fully tabulated. 53 sale-purchase agreements have already been executed. Currently there are 2 promissory contracts signed with clients. The rest of 5 unsold apartments will be finished when they will be sold.

c) Building A3 is ready and its apartments have been fully tabulated. 43 sale-purchase agreements have already been executed. Currently there are 3 promissory contracts signed with clients. The rest of 15 unsold apartments will be finished when they will be sold.

d) Building A2 structure works are finished. Exterior shell works are underway and interior apartment layouts are completed. Reception status of the building is targeted end Q2 2026. Currently 14 reservation contracts have been signed with prospective clients.

e) Concrete structure works at Building A1 are finished. Currently undertaking the civil works and installations 1^st fix. The Building is set to reach reception status end of Q2 2027.

e) All utilities have been finished and A5-A4-A3-A2 are fully functional with all the meters installed.

f) Interior roads finished up to building A3. Promenade hard landscaping works (pavements, exterior parking places) have finished; soft landscaping phase 3 works finished. Currently working on the hard landscaping works around building A2.

So far, 150 sales have been concluded on the three buildings. The domestic macro-economics and current political instability as well as fiscal policies that changed recently have affected the sales trend. Finally, 142 apartments have already been handed-over in both registered buildings.
